Charlotte NC’s 46th Annual Festival in the Park – September 23rd to 26th 2010!

Since its origination in 1964, the Festival in the Park celebration has brought together some of the best music and art to the people of Charlotte NC real estate and visitors across the country. Music fills the air and moves through the lake of Freedom Park where lights illuminate all of the Camelot tents and displays.  A variety of delicious scents waft across the air while children play with colorful face-painted images on their cheeks. Elsewhere, other people crowd around booths and tables where artists have created some of their own original work to display or sell.

The carefree and calm surroundings of the festival delight and amaze the newcomers, while veteran attendees try to find a new piece of artwork to add to their collections and share stories from past Festival in the Park shows.Other festivals shut down when it becomes dark outside, but not Festival in the Park. It stays open long after sunset with a superb lighting system that is on all the time.

Festival in the Park brings awareness to the arts, which are often under appreciated in today’s modern world of cell phones, TV, and the Internet. At this event, you can get away from the every day and enjoy the outdoors while learning about the more than 150 artists and craftspeople who have made art a full-time hobby and career.

About 1,000 performers provide entertainment with musical performances set up on several different stages during each day of the festival.

Picked as one of Sunshine Artists Magazine’s 200 BEST festivals, Festival in the Park often has over 100,000 attendees every year.

Pictures of Waxhaw NC

Yesterday my husband and I walked around and visited many of the shops and establishments in Waxhaw, Union County, Metro Charlotte, NC.  We stopped in and had lunch at the Main Street Grill on Main Street in Waxhaw.  The food and the service were spectacular! The Clear Facts on FHA

What is FHA?

A federal agency within the Department of Housing and Urban Development (HUD) that provides mortgage insurance for residential mortgages and sets standards for construction and underwriting. The FHA does not lend money, nor does it plan or construct housing.

Customer Benefits:

  • 3.5% down payment; can use non-profit down payment assistance programs or gift funds- I am a CHFA lender and use them often for buyers who are in need of down payment assistance with FHA financing.
  • No income restrictions
  • Non-traditional credit profile
  • No pre-payment penalty
  • 600 minimum score requirement

Funding Fee:

  • Up front mortgage insurance premium (UFMIP): 1.75
    • Annual MI: .55% for 30 yr

Loan Limits:

  • $406,250 for Denver- Aurora area (this is the temporary loan limit)
  • For other areas refer to HUD website or ask me: www.hud.gov

Eligible Transactions:

  • Purchase
  • Full refinance (rate/term, cash out) or FHA streamline refinance

Eligible Borrowers:

  • U.S. Citizens, Permanent Resident Aliens, and Non-permanent resident aliens
  • Non-Occupant Co-Borrowers allowed

Eligible Products:

  • 15, 20-30-year fixed rate terms, 3/1, 5/1 ARMs

Property:

  • 1-4 unit, FHA approved condos, PUDs allowed (do not need to be FHA approved), Manufactured homes (meeting FHA’s property requirements)

Credit:

  • Collections- case by case, buy may not be required to pay
  • Tax liens- must be paid unless on payment plan
  • Bankruptcy
    • Chapter 7: minimum 2 years from discharge- with exceptions
    • Chapter 13: payments made for 1 yr. & court approval for purchase
    • Foreclosure: 3 years
