Indian Trail Tax Status Maintains Status Quo

Indian Trail NC has held the state’s lowest tax rate for six years and there is no immediate plan to change that.

In 2005, the tax rate in Indian Trail real estate was lowered to 14.5 cents per $100 valuation, down from 15 cents per $100 valuation. The same rate will be maintained for town residents in fiscal year 2011-2012. The town manager for Indian Trail, Joe Fivas, recommended keeping the rate where it is.

Gary D’Onofrio, Indian Trail NC town council member declared his support for the budget in its current iteration. Even without changing the tax rate, the town has big plans for its future. Projects are expected to cost millions of dollars.

As a result, council member Jeff Goodall has warned residents to be aware that the 14.5 cent tax rate may not last too long. The reason Indian Trail real estate may see an increase in the future is because of its rapid growth. The 2010 census showed a jump of 20,000 people over 10 years.

With an increase in population comes an increase in concerns and demands. These issues cost quite a bit of money to address. Indian Trail residents have raised concerns about traffic congestion. These issues have led the town council members to consider purchasing bonds in order to make road improvements. One of those improvements would be to widen part of Old Monroe Road.

Improvements are also under consideration for fully developing the town’s 51 acres of park land. The town council will not be the only ones to make final determinations. There is a proposal to include voters in the process. The proposal would have bonds being separated by park improvements and road improvements.

Ballantyne Village in South Charlotte NC Restructures It’s Financial Debt

The owner of Ballantyne Village in Ballantyne NC Real Estate has effectively restructured its bank loan financial debt, eliminating a cloud of doubt coming from the South Charlotte NC retail complex in Mecklenburg County.

As of the middle March, 2011, BV Retail, the LLC who is the present owner of Ballantyne Village, had restructured its financial debt, a step which allows for the financing of completely new leases, renter upfits and rental commissions, as outlined by a press release.

Bob Bruner, manager of BV Retail, stated that he was very excited about the recent mortgage restructuring and that the measure enables Ballantyne Village to carry on building upon the special character of the shopping mall that partners restaurants, entertainment, boutique shopping and business office space (which includes health care and executive offices) in a “village-style” environment that has been completely unique to the Charlotte NC market place.

Ballantyne Village is situated along the intersection of U.S. Highway 521 and Ballantyne Commons Parkway and is made up of 140,000 sq ft of retail store space and 25,000 sq ft of business office space. The ‘development’ is zoned for a 150-room resort along with a 100,000-square-foot business office tower. It launched in 2006 and is well-known for the crown on top of the Ballantyne Village Theatre.

This past year, the lending company to Ballantyne Village began the real estate foreclosure process against the premises, saying BV Retail was very delinquent on what exactly was initially a $50 million loan. At the time, Bruner stated his company was carrying on to negotiate, and a planned property foreclosure public sale had been delayed numerous instances prior to getting canceled, without having a brand new date, late last year.

Charlotte NC Real Estate Rates High With Regard to Overseas Investing
