Online Home Valuations – Are They Accurate?


There are a number of online sources where you might attempt to obtain an accurate market value for your Charlotte NC home. However, before you put too much faith in these services, you might consider the following questions Charlotte NC realtors are often asked.

Q.  Why does the amount you think you can sell my Charlotte NC house for differ from the price the online broker provided me?

A.  Those valuations are computer generated and based on comparative values of homes sold in your neighborhood. Computers also input the square footage along with the number of bedrooms and bathrooms. Only straight facts and public records are used.

When a realtor visits your Charlotte NC home, she takes into account intangibles computers can’t possibly consider.  Our professional realtor considers your home’s curb appeal, condition, renovations and custom appointments that have an impact on your home’s value and appeal.  As far as the computer is concerned, your well kept, beautifully updated home is worth the same as a similar home down the street that has not had any updating or improvements.

Q.  Are there any situations when an online realtor is accurate in their appraisal?

A.  There is a possibility that my valuation and that of the online service may come in relatively close if your home is one of many in a neighborhood that were built according to the same specifications and are virtually identical to each other.  If a few homes like yours were sold at comparable prices, there is a reasonable chance that your home will fall in the same price category.  That would apply to homes that are not being foreclosed on or being sold as short sales or for a newer home with no recorded improvements or additions.

Online price estimates can give you an approximation of what your home is worth, but won’t give you the full benefit of the experience and knowledge a realtor brings to the table.  A realtor is involved, hands on with people in your neighborhood and other close by communities.  She has the pulse of the market to guide her and help you with honest numbers.  Beware of unscrupulous agents who give you a high estimated value for your home only to get the listing.

Quite the Walkable Community!

Back in the day, living in a neighborhood was a naturally occurring event for city dwellers and small town residents alike.  The concept has been altered by population shifts to the suburbs, and the advantages and conveniences of living in a true neighborhood have been lost along the way.  Not so in Charlotte’s Uptown.  The area buzzes with activity and pedestrians, not cars flood the walkways and streets.  People who live here use their heads and use their feet to get from one destination to another within the boundaries of Charlotte’s beloved Uptown.  Unlike most areas, cars are optional in this part of town, just like the neighborhoods our parents and grandparents once inhabited. Many inhabitants don’t even own a car.  Uptown Charlotte is a happening place!

It’s all here. Anything your heart may desire is situated somewhere within 2 miles of this I-277 inner loop.  From groceries at the Fifth and Poplar Center to dog groomers, you will never need to leave this little piece of Manhattan hustle, nicely disguised as charming, friendly and welcoming Charlotte Uptown.  Even the Panthers and the Bobcats come to the Third Ward to play at the Bank of America Stadium and the Time Warner Cable Arena.  Concert goers attend events and performances there as well.

Out of towners love to visit Uptown and stay in one of the 4 and 5 star hotels like the Ritz Carlton.  They enjoy exploring the well lit streets and partaking of the incredible offerings from scores of restaurants and clubs along the way.  Outside diners love McCormick and Schmick’s.  The new Epi Centre at First and Second Wards has entertainment activities for every taste, from bull riding to Strike City bowling and plenty of other shows and entertainment venues that make the area buzz all evening.  High-end restaurants and sidewalk food stands compete for visitor dollars, as do the New York Style Pizza at Fuel and the sports bar at the Tavern on the Tracks.  We certainly can’t forget the funky Phat Burrito, and the show at Blumenthal.  Uptown is exciting, entertaining and just plain fun. It is an urban experience extraordinaire you will never tire of.

If for some unknown reason you need to break out and see how the other half lives, you can hop on the CATS LYNK light-rail which will get you as far as Pineville.  Many of the area residents walk to work but the LYNK will get them to Charlotte if that is where they need to be.  It’s all very convenient and perfect for young professionals who enjoy the lifestyle.  The loop is not all fun and games, within its borders you will find Johnson and Wales University and more than its fair share of coffee houses.

Tips to Help You Evaluate Your Charlotte NC Real Estate Investment

Is this the right time to invest in Charlotte NC real estate with intentions of earning rental income? Many realtors and financial experts believe that it is indeed the right time. It seems that the availability of mortgages is as tight as ever, forcing prospective home buyers to continue renting rather than purchase a home. Here are some tips to help you make certain your investment is a good one.

If you are serious about finding suitable Charlotte NC investment homes, you will need to do some research. It is essential that the areas that are of interest to you not have a large number of vacant properties. You can get some idea of the desirability of the rental market in the area by tracking how long units remain on the rental list. If homes are not turning, it is a reliable indicator that tenants are not interested in the properties. Don’t even think about those as an investment property.

Look for homes in areas where large local employers are situated. These are generally areas that have a high transient population who move in and out according to an employers needs and are less likely to buy. Charlotte NC Neighborhoods near military outposts and college towns are a guaranteed source of transient residents and potential tenants.

Families love to be near excellent schools and as such a strong school system can be one of an investor’s greatest allies. An outstanding school system can increase rental rates just as a poor one can detract from rental prices.

Right-size your investment home. One bedroom, one bath homes have limited appeal, as do very odd looking houses or unusable lots. Try to buy something representative of the typical home in the neighborhood.

How will you manage your property? Are you willing and able to maintain the property, or will you depend on a property manager to manage all the details? Does that kind of arrangement leave room for positive cash flow for you?

Unless you are especially handy and do it yourself capable, be sure you buy an investment property that is in good shape. You don’t meed surprises down the line. Be sure that the furnace and AC are functioning properly, the drains are flowing, water leaks are taken care of and the roof is in decent shape. Look for rot and basement leaks. Hire a home inspector to go over the entire house.

Make sure that your offer is workable. A skilled real estate agent can help negotiate the price you offer down to a level that makes economic sense and assures a positive cash flow for you. Once you have closed the deal, spiff up the property to increase its curb appeal and set it apart as a highly desirable home to rent.
